Marketing your property is more than popping some photos onto the internet. Professional photos make an enormous difference, as do styling and floorplans. The agent will know if a video is a good idea, brochures, signboards and possibly the most important tool they have is their database. Many agents have people on their database looking for your exact type of property.
Negotiation
Good agents are expert negotiators. They will be able to draw out every last cent from the sale. They are objective, realistic and experienced. Also, buyers hate dealing with home owners. It makes them feel awkward inspecting a house, being honest about feedback and negotiating. In a slow market, this is likely to put a buyer off even viewing the house.
Pricing
Rarely have I seen a house that is for sale by owner that isn’t overpriced. Many home owners are just not realistic about what their home is worth. Due to the emotional attachment, it’s difficult to be objective. The problem with overpricing is that a listing will go stale and buyers will assume there’s something wrong with it.
